Berkshire’s Gateway Placemaking Enhancement & Zoning Overlay Developed

Berkshire Township has experienced significant growth driven by its desirable location north of Columbus, convenient access to major transportation routes, and rapid expansion of nearby City of Sunbury. In response, Neighborhood Strategies was selected to design a plan that protects what residents value most while preparing for new opportunities. Our team developed a zoning overlay district to guide responsible development, strengthen the local tax base, and enhance the Township’s identity through a new gateway and placemaking program.

Guided by community feedback, the Planned Gateway Overlay District establishes a framework for walkable, well-designed spaces that reflect Berkshire’s character and promote connection. The plan envisions an improved corridor, coordinated signage and landscaping, and inviting public spaces that celebrate the Township’s identity. Supporting strategies such as encouraging Missing Middle Housing, forming a Joint Economic Development District (JEDD), and exploring a Revitalization District further position Berkshire for sustainable growth and long-term success.
